•Set on concrete block piers and anchored to ground

•Has steel frame under home

•Receives a tag and title from Florida Department of Motor Vehicles

•Built to meet Federal U.S. HUD standards for manufactured housing

•Can be placed only on land zoned for manufactured housing and in some cases, agricultural

•Cannot be placed on land zoned single-family residential

 

MODULAR HOME

•Set on a permanent concrete stem wall foundation

•Home is taken off the steel frame and secured directly to the foundation

•Home does not receive a title from the State of Florida

•Built to meet the Florida State Department of Community Affairs (DCA) building code

•The same building code as a site-built home (concrete block or wood frame)

•Can be placed on land zoned residential or agricultural, or approved manufactured home parks

•Costs more than a manufactured home due to site preparation, foundation, installation and building code
