10 Steps to YOUR Custom-Designed Home

1. Home Site

We will provide you with as much information as possible, so that you can make an informed decision whether to own or lease the site, as well as park or private land. There are several real estate agents in our community to help you acquire land. We provide FREE site evaluations to our clients.

3. Customizing

Select from the many floor plans available. All manufactured home plans can be built to modular DCA standards as well. Bring us your ideas and if at all possible, we will make it happen…from single wide to triple wide!

5. Turn-Key Pricing

Once your floor plan and options are finalized, we provide you with a detailed quote with turn-key (move-in ready) pricing.  Some items that can be quoted separately will become part of your final contract.

7. Sales Contract

If you require financing, we have several sources we can provide you with as shown on our “Resources” page. A Contract is drawn up, signed and the down payment is made. Unless the home is financed, in addition to the down payment, a deposit is made upon delivery of the home, with the remaining balance due at closing, prior to occupancy.

9. Completion Process

We will provide you with contact information to set up your account(s) with the local utility company(ies). By now, you should, also, have made arrangements for your insurance coverage.

A site plan drawing will then be prepared in combination with inspecting and measuring your home site, utilizing your survey & research the requirements of your park and the county to determine the setbacks and home placement.

4. Designing

Select the options that best meet your needs. You will be choosing: appliance packages, cabinets and hardware, flooring, countertops and backsplashes, paint colors, exterior features, and many other options.

6. Exterior Package by LCH Enterprises

Exterior packages can include carports and garages, screen rooms, porches, custom skirting, steps and walkways, concrete, sheds, garages, carports, even carports large enough to accommodate your RV, referred to as RV ports.   With final approval of your exterior package, a quote is provided, which becomes part of the contract.

8. Delivery

Your project manager is on-site when your home is delivered and oversees all work done on your home. Jacobsen reps will arrive to do any on-site work.  Contractors are also scheduled for various tasks. Inspections will occur at each appropriate stage.

10. Closing & Registration

After home has been completed, all inspections have passed and a Certificate of Occupancy issued, you are ready to close. You will be provided with information concerning the warranties specific to your home.  Upon closing, either LeeCorp Homes or, if using one, your Title Company will process the title applications. When the forms and stickers are received from the county, we will send them to you.
